MODERN TRADITIONAL HAMPTONS BEDROOM

Modern-traditional bedroom in the Hamptons with grape vine wallpaper, chevron pattern rug and dotted pillows

Pattern on pattern in this very lovely girly but sophisticated bedroom in the Hamptons designed by Kemble Interiors.  I don't know how to describe this style but I like it.  I think I will call it "Modern Traditional" - an oxymoron in name but when put into play the two styles definitely work!  Very traditional furniture - Queen Anne canopy bed, scalloped bench, the demi lune sofas, Gustavian side chairs and chintz upholstered slipper chair - juxtaposed with modern textiles and prints - with gray vine wallpaper, the wild chevron pattern rug and the dotted fabric pillows.  Yin and yang. Traditional yet modern.

My guy TE is very modern on his take on home furnishings...I have more of an eclectic style that incorporates modern pieces with time tested classics.  Wonder what TE would think of this girly master bedroom.  Hmmm... Is this a girl's girl room or could guys love it too?  Thinking on that.

Oh...did I mention the turquoise blue painted dome ceiling in the sitting area.  Love.

My favorite elements in this space are the wallpaper, the ceiling and the canopy bed.  What do you think?  Like all of the pattern play here?  Do comment below.

Happy Thursday!

$12.9 MILLION STATELY HAMPTONS SUMMER HOME - SEE THIS HOUSE

White living room Hamptons Water Mill estate

The other day I was on the phone with best of friend AM.  We were catching up on the weekend - just doing our regular phone call check in.  She lives in NYC and is a high powered finance girl.  Well, half way through the conversation she said, "What did you say?".  I repeated what I had just said.  AM said, "I still can't hear you."  I repeated what I said again.  Then AM said calmly and distractedly on the phone, "Either you need to speak up, or I need to find friends who talk louder."  Hee hee!  A NYC girl type of comment indeed!

People always think I am from New York or I live in New York...I think it is because I feature so many homes in Manhattan and in the Hamptons.  I am not from NYC.  I was born and raised in Los Angeles...but somehow it seems born with a bit of an East Coast point of view.  Here's what I've found...I move at NYC type of pace...I talk faster than most people in Los Angeles but probably slower than many people in NYC, I definitely eat faster than most people in the world (was a bit non-dainty when on vacation with TE, my guy who runs marathons, and I managed to down every meal at least twice as fast as he did and had to sit and watch in quasi humiliation as he deliberately ate each bite (he clearly listened to his mother's warnings on chewing food) and then left food behind because he couldn't eat anymore...hmmm...grrr.....

Anyhooo...all of these seeming non-sequiturs do lead to a point...really...they do...

I am trying to justify another East Coast Hamptons SEE THIS HOUSE.  Make sense...I have East Coast friends, I eat and talk faster than lots of people on the East Coast...so therefore it makes sense I would constantly feature houses from NYC and the Hamptons.  Logical...right?  Or faulty logic?  Help!

This time a $12.9 million dollar Water Mill estate with 8 bedrooms, 7 baths, 2 partial baths and 8,600 square feet.  The home is listed by Sothebys and sits on 1.6 acres of land.  No water view for this home but lots of area to roam and lounge.

There is a pool, a wood panel library, 2 staff rooms and more.

Would you take this or leave it?  SEE THIS HOUSE!

$16.9 MILLION DOLLAR HAMPTONS TRADITIONAL ESTATE - SEE THIS HOUSE

Traditional home Sag Harbor mansion Peconic Bay

$16.9 million dollars for this traditional home in Sag Harbor right on a peninsula in the Peconic Bay.

A two story, 7,500 square foot Hamptons house with 6 bedrooms, 6.5 baths, infinity pool and much more.

The home is listed by Corcoran in the event you have a few million you would like to spend!  Water views included by the way.

So, today's non-dilemma dilemma question is...if you had $16.9 million to spend on a summer house, would you take it or leave it?

Here's a short tour...

Do tell!

Happy Friday!

P.S. Having a hard time adjusting to being back to reality after 8 amazing days in Hawaii with TE. Here is a picture of a rainbow that showed up outside our window at the St. Regis hotel in Princeville on our last morning in Kauai. Ahhh...pictures do not do it justice. It was a stunning double rainbow at that!!  I've never seen a double rainbow before!  Apparently this particular rainbow was so awesome that all of the hotel employees left their posts to take pictures too...the bellman told us there was a few minutes downstairs where no one was at the hotel's front desk because they ran to take pictures...he said that never happens!  Feel lucky to have spent a fantastic week with TE on my first visit to Hawaii and then to get a double rainbow at the end!  Who could ask for more?

$29 MILLION DOLLAR HAMPTONS ESTATE - TO STAGE OR NOT TO STAGE - SEE THIS HOUSE (AGAIN)

Estate Hamptons parquet floors and oak paneled walls simple staging

Okay.  What do you do if you have a massive brand new empty $35 million dollar Hamptons estate listed on the market with no nibbles?  Let's see...what would I do...?  Hmmm...?  Thinking...?  Hmmm...?  A first world "problem" - I know.  A non-dilemma dilemma that must be figured out!

The answer to the first question is two fold...lower the price and stage the house with furniture and then see what happens.

That's exactly what was decided for this 12,000 square foot mansion with 7 bedrooms and 7 baths sitting right on Georgica Pond in the Hamptons.  The home is listed by Sotheby's.

About two years ago, I did a post here on COCOCOZY featuring this exact home when it was empty and was listed at $35 million dollars.

Now the home is cautiously filled with an edited selection of furniture and the price has been lowered to $29,999,995.

I liked this house way back when it was a blank slate - empty...no furniture...allowed me to dream.  In my view, the staging here doesn't really add or detract.  It serves a practical purpose of showing buyers what the house looks like furnished.  Let's see what happens now!

What do you think of this mansion before and after of sorts?  Do you like the home better staged with furniture or as an empty blank slate?  Do tell in the comments below!

Happy Monday!

HAMPTONS HOMES BY BATES MASI ARCHITECTS

A sleek modern pool overlooking Georgica Pond in the Hamptons (above)

I happened upon the website of Bates Masi Architects and was so intrigued.  Bates Masl is an award winning Hamptons based architecture firm run by architects Paul Masi and Harry Bates.  When I think of the Hamptons, I often think of a traditional shingled Gambrel style beach homes.  Well Bates Masl designs homes that are the complete opposite of traditional upscale beach home.  Their homes are modern, massive and  layered with innovative architectural detail.

Here are a few images of their work! Please note, these images were pulled from several different projects/homes Bates Masl created.

Love this living room with cement floors, a large wide stone covered fireplace and floor to ceiling glass doors that create disappearing walls (above)

So cool...a modern wood paneled room! (above)

Just to note again, these photos come from different homes that Bates Masi designed. This is just a smattering of their work.

I'm normally not an ultra modern living space type of girl but would certainly LOVE one of these as my summer home. Anyone offering to buy me one? Anyone? :-)

Happy Thursday!

SEE THIS HOUSE: WHY THIS HOUSE RENTS FOR UP TO $250,000 DOLLARS A MONTH!

living room in the Hamptons with a grand piano, wood floor, floor length glass windows and door, white couches and lucite coffee table and accent tables and a stone fireplace

A modern home for rent! This one is 8300 square feet, 7 bedrooms, 11 baths in the Hamptons. The house has a large chefs kitchen, private theater, wine cellar, game room, pool, sauna and more.

According to the Sotheby's listing and to the realtor, the house can rent for up to $250K dollars during the month of August! Apparently August is prime rental season in Hamptons. During off season, I'm told a house like this would rent for significantly less.

Anyhooo....I like it for a rental. Would be easy to move in for a few months...price tag would be a bit challenging. :-)

Take a look!

Open kitchen with red stools, wood floor, marble island counter tops, a wood table, chandelier and large windows overlooking a backyard with a pool

What do you think of this high end rental? If you had $250K to spend
for monthly rent, would you consider this little ol' place?

Happy Thursday!

P.S. Had a nice dinner at Catch at Catch at Casa del Mar last night. Was with good friends Linda Koones (she is the fabulous editor of Ventura Blvd magazine) and friend Ballantines PR head Sarah Robarts! It was a fabulous dinner. I tweeted a few photos on COCOCOZY Twitter last night. I was so happy to see my good friends. They are both awesome.

P.P.S. My DELL computer is not working again...ARGGGHHHHHH...so I couldn't upload the other photos I took to show here! Arghhhhhh...DELL is slowly pushing me towards making that change to Apple. Not something I want to do...but now with a 3 month old computer already not working DELL is pushing me over the edge! ARGGGHHHHHH! I digress...of course. Anyway, the meal was wonderful. We even got to meet chef Sven Mede...who is awesome. I may be getting a cooking lesson from him soon and I'll share that with you on the blog!

P.P.P.S. Was also going to give you a sneak peek of the new COCOCOZY collection textiles, but that is trapped on my camera too.

P.P.P.P.S. Our Limited Edition COCOCOZY Logo Lucite Trays are selling out! Very exciting that you all will have a little COCOCOZY to give as gifts for the holiday! We only have a few left as of right now. After I posted this morning, people have been ordering them up!

P.P.P.P.P.S. On a positive note, hope you have a fantastic day!

living room with french doors, neutral sofas and matching armchair with sea shell print accent pillows, a coffee table with a wooden top, fireplace with stone mantel, floor length curtains and a chandelier

It seems that a smart person would think to snap up a property in the Hamptons during the off season. Buy as the season starts to get cold and people are thinking about the winter holidays and not about their summer retreat. Maybe get a bargain on some prime waterfront real estate?

Well today, I have one for you...in case you are looking...don't know if it is a bargain...but it is certainly prime real estate for sale!

A 5 bedroom, 5.5 bath, 5500 square foot, new home right on the water in Watermill, NY.  The house is listed for $18,950,000 million dollars and is listed by Corcoran.  Here's how the realtor describes the property:

SEE THIS HOUSE: AN ALL AMERICAN $8.5 MILLION HAMPTONS HOME!

The official start of summer is drawing near. Am on the late freight as I try to think about summer plans. I know I have to be in Atlanta and New York for trade shows to present the COCOCOZY textiles collection again in July and August; and I plan on going to for a quick 2 day trip to Nantucket (I hope) and am noodling with the idea of going to Marrakesh in June with my sis DS and my mother (although highly unlikely due to my work schedule and my COCOCOZY schedule). All this to say...for the 2nd summer in a row, I'll probably most likely be dreaming of a proper vacation - a week off or more off to relax and kick back with friends and family in some fantatic place.

So since I know I'll be in dream mode...I think I'll continue my summer dreaming in the Hamptons! Here's another Hamptons multi million dollar home that could possibly suffice as my hypothetical beach vacation home!

The home is listed by Sotheby's International Realty, this traditional shingle style home has 8,000 square feet, 7 bedrooms, 7.5 baths on 1.6 acres of land right near the desired Parsonage Pond.  Cathedral beamed ceilings in the living room.  Heated pool and pool house.

Please decide if this is the type of place of beach house you'd like to go to in the summer.  Notice the patriotic 4th of July themed living room!  Check out today's SEE THIS HOUSE!

This house may not be my first choice...but if someone chose to give me this house...I would snap it up before they could blink. What do you think? Do you like this summer home or do you dislike?  What do you think of the red, white and blue Americana patriotic decor?  Would this be the type of place where you'd spend a week in the summer or would you much rather go someplace else (or stay home)? Please, I want to hear about your dream summer week off!

Happy Tuesday!
